We perform all aspects of property
management:
- Screening of prospective tenants
- Placement of tenants in vacant units
- Rent collection
- Resolution of tenant conflicts and concerns
- Eviction of tenants when necessary
- Low vacancy (high occupancy) rate
Property cleanup and maintenance:
- Individual units are cleaned and painted when units turn over
- Tenant maintenance issues handled promptly
Financial reporting from Certified Public Accountant
- Tracking tenant charges and payments
- Payment of mortgages and monthly bills as needed
- Monthly owner distribution of excess funds
- Monthly Balance Sheet and Profit and Loss statements prepared on each property
- Tenant move out forms prepared with outstanding tenant debts forwarded to collection agency
Management fees
- 1-4 units: 8%
- 5-25 units: 7%
- Over 25 units: negotiable
- Mangement fees based on actual rent collected
Robert Davis, shareholder and acting broker, has many years experience in the real estate
and property management industry.
Mr. Davis focuses on finding quality tenants, and believes property managers need to be available
other than "normal" business hours, allowing working individuals to see his properties.
